Snow Specifications

  1. Snow removal will start within 12 hours after all roads are plowed by Berkeley Township from curb to curb.
  2. Clubhouse: Parking lot will be plowed before or at the same time as homes to prepare a staging area for the snow removal equipment and shelter is required.
  3. Driveway: Plowing will start approximately 1 to 3 feet away from the garage door. Snow will be cleared the width of the garage door to the street. Contractor does not remove ice from driveways.
  4. When snow drifts occur on garage doors, the homeowner should remove drift prior to having driveway plowed. This will help prevent snow packing , denting garage doors and garage doors from being pushed in. Contractor will not be liable for damages unless caused by operator error or carelessness.
  5. Contractor will not plow any driveway with cars in the driveway. This includes double driveways. Contractor will remove snow from all driveway aprons.
  6. Contractor is not responsible for any scratches, or damage to driveways/concrete aprons or curbs, unless caused by operator error or carelessness. Heavy equipment is used for clearing the driveways and possible scratches, tear ups, cracks etc. which may occur on aged and new driveways.
  7. All homeowners wishing to not have their driveway plowed, must sign the NO PLOW form at the HOA Office. The owner will be given florescent ribbons which they must tie to each garage door handle and to their mailbox. There should be no other ribbons or decorations on the garage doors that can confuse the operators. During extreme snow, ribbons may get covered with snow and may not be visible to the operators. If this happens, it is the homeowner's responsibility to block the driveway so snow removal does not occur.
  8. Contractor is not responsible for any personal injuries that may have occurred due to icy conditions prior, during or after snow removal is completed.
  9. Contractor will not be responsible for any damages to landscaping or decor on sides of driveways that can be dislodged or broken from snow pack. Please remove such items prior to the snow season.
  10. All complaints will be evaluated by the Contractor and Board of Directors to determine if any damage was caused from snow removal.
  11. Contractor does not do any hand shoveling or snow blowing, all work is done using heavy machinery, skid steers, loaders and backhoes.
  12. Depths of snow will be determined by Berkeley Township.
